Rent revision in France, in short
Once a year, the rent excluding charges may rise, by at most the change in the rent reference index (IRL) that INSEE publishes every quarter. The rule is the same for unfurnished and furnished homes.
Once a year, if the lease allows it
A revision is only possible if the lease has a revision clause. It happens on the date the lease sets, or else on each anniversary of the lease.
The calculation
New rent = current rent × IRL of the reference quarter ÷ IRL of the same quarter a year before. The quarter is written in the lease; otherwise it is the last one published at signing.
Never backdated
The landlord has a year after the revision date to ask for it. Asked late, it applies only from the request. After a year, that year's revision is lost.
Frozen for F and G
Since 24 August 2022, a home rated F or G on its DPE can no longer be revised, for every lease signed, renewed or extended since that date.
Frequently asked questions
Yes, once a year, if the lease has a revision clause, and by at most the change in the IRL. Outside this revision, the rent only changes during the lease in specific cases, such as improvement works the lease provides for.
The one written in the lease. If it names none, the last IRL published on the day it was signed. Each revision then takes that quarter's latest value published on the revision date, over the value a year before.
They have a year after the revision date to ask for it. Asked late, it applies from the request, with nothing owed for past months. After a year, that year's revision is lost.
No, the IRL only applies to the rent excluding charges. The provisions for charges are adjusted once a year, at the yearly reconciliation, from the actual costs.
You only owe the rent revised by the IRL. Reply in writing with the calculation: the reference quarter and the two indices. If you have already paid too much, you can claim the difference back for three years.
No form is required. A registered letter with acknowledgement of receipt, or one handed over against a signature, dates the request: useful if it is made after the revision date.
No. The calculation and the letter are made in your browser, and nothing is sent to LivedIn. What you type stays on this device, for next year's revision.
